Property guru Sarah Beeny or Location, Location, Location’s Kirstie Allsopp wax lyrical on the little touches – such as decluttering the hallway and the aroma of baking bread – that help a vendor achieve the asking price. The virtues of a thoughtfully hung painting or carefully placed sculpture, however, are often overlooked; after all, people are not buying the art, they are buying the house. But, there are times when a property and the art works inside it become inseparable. The pieces do not just decorate the house, they are the house and, in some cases, can double its value. That is certainly the case at Glebe House in Chelsea, a grand Georgian property on Glebe Place, which has been transformed into a Tate Modern-style residence, doubling as a private art gallery and a luxurious family home, which went on the market this weekend with Rokstone Properties and Russell Simpson. The 3D people behind the owner's bed that light up at night. The owner – a Georgian princess – has been collecting art for 20 years with her husband and filled the five-bedroom property with her collection when they bought it three years ago.

“We were given art work by all our wedding guests and carried on collecting from then. The house was created to house the portfolio [which comprises 143 pieces, including a moss wall behind the bath.]” The property is now on the market for £14 million which, when you consider that there is a similarily sized house on the same street on the market for £5.85 million, shows just how much value there is in the artwork that both adorns and defines the home. • Paying the high price for the ultimate city lifestyle • Why super flats are the new mansion While the façade has been retained, the inside has been gutted and converted into a contemporary showroom, with double-height ceilings and light, voluminous interiors. The remodelling of the home, by Stephen Fletcher Architects, has been a two-year labour of love. The terrace outside Glebe Place. There is a staircase crafted in concrete with glass balustrades, and the family bedrooms all have timber flooring inspired by the Saatchi Gallery.

It almost comes as a disappointment not to find a Damien Hirst cow in the kitchen. What there is instead – in abundance – is artwork by the renowned Georgian artist and sculptor Tamara Kvesitadze, who was commissioned to design and install 13 new artworks for the major living spaces of the house. Kvesitadze is best known for her mechanical kinetic sculptures. Her most famous work is Man and Woman, a nine-metre high moving sculpture on the Black Sea coast. It is almost as well known in Georgia as the Angel of the North is in this country. Johnston says that the house is a holistic exercise: art and living blending seamlessly into each other. You cannot simply uproot the fish-tank wall separating the kitchen and the downstairs bathroom. It is integral to the whole design of the property, and gives it the artistic panache. The fish tank wall between the downstairs toliet and the dining room..with a few strategically placed rocks. The Chelsea location is fitting. There have been artists slapping paint on canvasses in Glebe Place since Victorian times.

Augustus John had a studio here, so did Winifred Nicholson. But the Chelsea they knew was more Bohemian than super-luxurious; the romance of the impoverished artist living in a draughty garret still lingered. Glebe House, and all it represents, is very much 21st century, driven as much by consumers of art as by the artists themselves. “There is now a big interplay between world of fine art and the world of luxury property,” explains Becky Fatemi, managing director of Rokstone properties. “Serious art collectors are often the same people who purchase fine homes, so there is an increasing demand for luxury properties with voluminous and bright rooms which can house and showcase important works of art.” The owner of the Glebe Place art house and her sculptures. Giles Hannah, senior director of Christie’s International Real Estate, agrees: “There are £25 million-plus properties where the art collections far exceed the properties in terms of value. We are also seeing fine art, from paintings to sculptures, being displayed by vendors to create a ‘wow’ factor that will help them achieve the highest price possible.”

While turning a family-sized home into an art gallery will only ever appeal to a small minority of wealthy homeowners, art certainly seems to be creeping up our the list of priorities. Gone are the days when people bought houses, painted and decorated them, then hung a few random prints higgledy-piggledy on the walls. The main reception room. “My clients tend to be more Middle England than mega-rich oligarchs,” says Josie Eastwood, a fine art specialist who used to run the Cadogan Gallery in Chelsea in the 1990s and is now based in Winchester. One of her sidelines is advising people on how to display the art in their homes. “I don’t sell paintings to match curtains. I sell paintings, then help people find the right room to hang them. Our own house used to double as a gallery, so we got used to hanging and rehanging paintings at regular intervals. That brought home the need for balance and symmetry when displaying paintings. Get it right and it can have a transformative effect on an entire home.”

The kitchen in the Chelsea art house. Twenty years ago, people might have been reluctant to ask professional help in hanging paintings. But Eastwood’s educated eye has found her an appreciative clientele. “Josie’s rehanging of our pictures transformed our house from a place where none of the rooms quite worked to a place where the rooms suddenly made sense, and in a very natural way,” says Georgie Krone, whose cluttered old rectory in Hampshire received an overdue face-lift in 2014. The property benefited from Eastwood’s less-is-more philosophy. “Couples who have been together for 20 years think they need to find wall space for every print and painting they have acquired,” she explains. “What they should be doing is taking each room in turn and thinking what works for that room. The right painting can be the soul of a room.” The demand for specialist professionals like Eastwood says a lot about changing attitudes to among the property-owning classes.
