The virtues of a thoughtfully hung painting or carefully placed sculpture, however, are often overlooked; after all, people are not buying the art, they are buying the house. But, there are times when a property and the art works inside it become inseparable. The pieces do not just decorate the house, they are the house and, in some cases, can double its value. That is certainly the case at Glebe House in Chelsea, a grand Georgian property on Glebe Place, which has been transformed into a Tate Modern-style residence, doubling as a private art gallery and a luxurious family home, which went on the market this weekend with Rokstone Properties and Russell Simpson. Giles Hannah, senior director of Christie’s International Real Estate, agrees: “There are £25 million-plus properties where the art collections far exceed the properties in terms of value. We are also seeing fine art, from paintings to sculptures, being displayed by vendors to create a ‘wow’ factor that will help them achieve the highest price possible.”

While turning a family-sized home into an art gallery will only ever appeal to a small minority of wealthy homeowners, art certainly seems to be creeping up our the list of priorities. Our own house used to double as a gallery, so we got used to hanging and rehanging paintings at regular intervals. That brought home the need for balance and symmetry when displaying paintings. Get it right and it can have a transformative effect on an entire home.”

But Eastwood’s educated eye has found her an appreciative clientele. “Josie’s rehanging of our pictures transformed our house from a place where none of the rooms quite worked to a place where the rooms suddenly made sense, and in a very natural way,” says Georgie Krone, whose cluttered old rectory in Hampshire received an overdue face-lift in 2014. The property benefited from Eastwood’s less-is-more philosophy. “Couples who have been together for 20 years think they need to find wall space for every print and painting they have acquired,” she explains. “What they should be doing is taking each room in turn and thinking what works for that room. The right painting can be the soul of a room.” The demand for specialist professionals like Eastwood says a lot about changing attitudes to among the property-owning classes.
